Building Inspections: Understanding the Common Problems Causing Failure

If you have found a home that you would like to purchase, you should commission a building inspection before closing the deal. Most residential buildings look perfect from the outside, but they might not be in good condition. In simple terms, the internal elements of the structure might be damaged, and the house could be facing imminent failure. If you purchase such a home, you will end up spending a lot of money on repairs. Unfortunately, the inspection process can be confusing, and the information on the causes of assessment failure might not be clear. Here is a short discussion to help you understand the common problems which can result in negative inspection results.

Structural Movement

If the building is showing signs of movement, you should avoid purchase because it will experience failure eventually. In general, the movement of a house occurs due to the shifting of the foundation. If the shifting in the base is significant, the building inspector will identify the problem by looking at the visible elements of the structure. For instance, buildings which have moved or settled will often have cracks, and the windows and doors will be out of alignment. These issues can be attributed to general mechanical stress in the building. If the inspection report mentions problems which can be linked to movement, settling or foundation instability, you should not consider the property for purchase.

Water Penetration

Water penetration is a serious problem in homes with poor drainage. For example, if the building has flooding problems, inadequate gutter drainage and leaking plumbing pipes, the issue of moisture penetration will occur. In most cases, the excess moisture will penetrate the masonry in the house. If the drainage issues are not resolved early, the moisture will keep soaking into the building. Over time, the residential structure will become weak. Also, fungi such as mould and mildew will begin growing in the house, causing contamination. If there are signs of past moisture penetration in your preferred building, it would be unwise to purchase it.

Pest Infestation

Finally, you should have your building inspector check for signs of pest infestation. One of the most common destructive pests in homes is the termite. Termites are voracious insects which live in colonies and feed on wood. If your preferred home has an infestation, you should be cautious about purchasing the property. These creatures tend to eat away the timber in buildings, leaving the structure vulnerable to complete breakdown. You should discuss the extent of the problem with the building inspector before making your decision.
